Buyer's Representative?
A "Buyer's Representative" is a Realtor® who is acting on behalf of the buyer. A good representative will do serious research into the home you are interested in - including what the area is REALLY like, how much the seller paid for the house, WHY they are selling it, etc.
Why? So you can make the absolute BEST offer for the house.
In a traditional real estate arrangement, BOTH Realtors® are legally representing the SELLER - not you, the buyer! This means that there are certain things they can tell you as the buyer, but they may not be able to tell you everything you need to know to make the absolute best offer. (For example, WHY they seller is selling the house, or how much "wiggle room" they have in the price).
A Buyer's Rep, though, is legally bound (by the Brokerage Relationships In Real Estate Transactions Act) to representative YOU, the buyer! This frees the agent to share more information with you, and do some deep research that can keep you from offering too much for the house or property.
Does this cost you extra? No! It does not cost you a single dime to have your interests represented when you are buying a house or other real estate. The Seller pays a commission to the listing agency. The listing agency divides that commission with the real estate agency who handles the Buyer's side of the transaction.
